When Juan, a lifelong entrepreneur, was exploring his next investment opportunities, he found one in his front yard - literally!

Juan’s beautiful, Spanish-style home has plenty of room for his family, and also has a 500 square foot, two-car garage that they used to stash unnecessary items. Juan realized that this was a very expensive storage locker, and that he could turn it into an ADU to rent, like many of his La Puente neighbors have done.

Designing a 1-bedroom unit in 500 square feet often requires some compromise of features. Juan’s design choices, however, provide his renters with the combination of space, light, and amenities through the positioning of the galley kitchen, a laundry closet, high ceilings and quality finishes. The unit quickly rented at the high end of Juan’s estimates.

The overall experience of the project was so successful that Juan is now planning to build a second ADU on his property to further increase his home's value.
